Scope and Unique Challenges
The Siarn project presented several unique challenges from a windows and doors perspective. The primary goal was to create a seamless indoor-outdoor living experience with expansive views of the ocean. This required the installation of large Crestlite Windsor corner stacking doors that could open up to 14 metres of clear space. The project also had to comply with stringent acoustic and energy efficiency standards, along with wind and water ratings, due to its proximity to a busy area and the oceanfront.
Design and Engineering
Trend Windows and Doors played a crucial role from the initial consultation and design phase through to the final installation. Subhash Saini, Contracting Manager for Trend, drew together his team of engineers, estimators, draftspeople, and project managers to deliver the products required. With his own background in civil engineering, he partnered with technical specialist, glazier and project manager of 50 years experience, Ron Kliendienst, to help design and install the massive bespoke corner doors that he describes as the highlight of the project. The whole process took two and a half years, thwarted a little by pandemic labour and supply issues, and required extensive collaboration between Trend’s technical team and the project architects.
The project utilised low-E glass for every door and window, which was a departure from similar developments. Normally developers opt for a mix of standard and energy-efficient glass. But in this case, the developers wanted to ensure energy-efficiency was maximised by using low-E glass throughout. Every detail had to be meticulously planned. Commercial Estimator Aimee Moros was key in ensuring everything was accounted for, quoted, and as per the scope presented to the client. She was also flexible and delivered revisions quickly.
Manufacturing and Installation
The manufacturing process for the Crestlite Windsor stacker doors was complex, not only because they were bespoke, but also due to their size and weight. Each panel was approximately 2700mm high and up to 1600mm wide, requiring precise engineering and handling. But possibly the biggest obstacle was the installation of the doors. “We had to crane the glass up to each floor and there was soft sand (to contend with) as well, so it was a challenge,” says Subhash, going on to explain that every movement had to be timed perfectly in order to get the expensive doors in without damage.
Despite these obstacles, Trend’s commercial project management and installation teams, led by experienced Project Supervisor, Olav Nordby, were a key part of delivering the project. Olav took care of all the site measuring, day-to-day work, liaised with the factory dispatch, installers, and the client, managing expectations and delivering the project on time. Subhash explains that “everything had to be high end, so the expectation was no scratches, no touch ups allowed” and he says Olav “did really well, and exceeded the client’s expectation of service.”
Project Management and Personalised Service
Trend’s project management capabilities were crucial to the successful execution of the Siarn development. The relationship that Trend had with Cru Construct played a key role, but it was the personalised service they were able to provide as part of their project management that was the biggest factor in ensuring a successful outcome. Subhash explains that the builder-developer chose Trend over other suppliers because they recognised the importance of dedicated service for this high-end project. He says, “I was always a phone call away, we turned up fifty times to design, it was never too much for us. We worked in with them.”
Trend’s commercial team was able to coordinate and deliver the products needed because they intimately understood the brief. Their technical knowledge and experience allowed them to guide and reassure the client, and their flexibility and attention to detail meant that the high standards demanded for the project could be achieved. The developer also had access to after care service beyond the project completion date which provided peace of mind.
Outcomes
The Siarn project was a success with Subhash saying, “There were no liquidated damages, back charges, or notices of delay. We delivered as promised in full and as intended.” The units were sold at a significant premium, and have continued to grow in value.
